Paying Rent

You can pay rent through your online portal. Start by logging in online or through the app. Login

  • On the Home or Payments tab, click Pay Now to make a one-time payment.

  • If you have saved payment methods those will be displayed, or you can Create a New Payment Method.

  • Select your preferred payment method: eCheck (direct withdrawal from bank account), or Credit/debit card (Apple Pay or direct). You can then enter the associated payment information and click Continue.

  • You will have the option of paying either the Balance Due, which includes past and current bills, or the Full Balance, which includes past, current, and any upcoming bills, including unposted, recurring bills.

  • Review the Payment Date and Payment Balance information for accuracy. A transaction fee will also be displayed.

  • Once you have verified all your payment information, click Make This Payment Now. You will receive a confirmation email once the payment is successfully submitted. The payment may take a few days to process and clear your account. If you didn’t receive a confirmation email your payment may not have been received, please reach out to your property manager.

Request Maintenance

You can submit maintenance requests through your online portal. Start by logging in online or through the app. Login

  • Navigate to the Maintenance tab, and select Request Maintenance.

  • Enter a detailed description of the issue, upload one or more photos of the item needing attention (must select multiple photos at once from computer or camera roll), decide whether or not to give the property manager permission to enter with their key, then click Submit Request.

  • On the next screen, select when a maintenance tech can address your maintenance issue. If you choose to provide preferred times, select 3 or more time slots, then click Submit.

Renters Insurance

All tenants are required to purchase and maintain personal liability insurance covering you, your occupants, and guests, for personal injury and property damage that any of you cause to the property.

 You will be required to provide proof of coverage for the amount required. 

We are not associated with any insurance companies, but renters insurance can be purchased through most insurance providers. Including Progressive, Nationwide, and State Farm

Call 911 if there is a fire, smoke, or any other life-threatening condition. 

The following are examples of maintenance emergencies:

  • Active water leaks, burst pipes, flooding, or sewage backups.
  • Electrical hazards such as sparks, burning smells, exposed wiring, or complete electrical failure.
  • No heat if the temperature falls below 60°
  • No AC if the temperature rises above 90°
  • Security breaches like broken exterior locks, doors, or windows.
  • Structural problems, such as a collapsing ceiling or wall.
  • Severe water heater leaks.

We generally complete maintenance requests in the order in which they are received. However, we do prioritize certain maintenance requests. For example, having no hot water will take priority over a loose kitchen drawer. 

With that said, our goal is to complete maintenance requests within 72 hours.

Pet policies are set by the property owners, so they vary from property to property

Contact us, and we’ll let you know whether pets are allowed, which types are allowed, whether there are breed restrictions, and any other requirements. 

All leases state that pets are not allowed without approval, a signed lease addendum, and payment of any applicable fees. Failure to comply is grounds for termination of your lease.

We do not provide lockout service, so you’ll need to contact a locksmith directly, and you will be responsible for covering their fee.

It varies by property, so please refer to your lease agreement. 

In general, tenants of single-family homes will be responsible for their own lawn care, snow removal, and pest control.

No, you are not allowed to paint or make any changes, improvements, or alterations. 

However, you are allowed to hang pictures and shelves as long as they do not create holes in the walls larger than ⅛ of an inch. Please refer to your lease for more details.
