Along with multi-family management in the Decatur/Huntsville, Alabama, and Southeast Tennessee area. 

Our management fees cover everything it takes to keep your property running day to day. From tenant communication and rent collection to maintenance coordination and monthly owner statements with a full accounting of income and expenses. 

The management fee does not include maintenance, leasing, lease renewals, or inspections. It also doesn’t include expenses such as utilities, pest control, and landscaping. Or, eviction fees, including court costs, attorney fees, and set-out fees.

Yes. We operate an in-house maintenance team of expert technicians, which allows us to handle more work in-house and reduces the need for third-party vendors. We believe in being transparent, so our maintenance fees are listed right here on the website. 

Yes, we handle the entire leasing process from start to finish. We market the property on our website and other top rental listings sites, schedule showings, thoroughly screen applicants, and handle all leasing paperwork. 

Our tenant screening process includes:

  • Credit history – Assessing financial reliability and debt obligations
  • Rental history – Verifying prior landlord references and lease compliance
  • Income verification – Confirming the applicant can meet rent obligations consistently
  • Background checks – Reviewing criminal history as permitted under applicable fair housing laws

Yes, we will communicate with the tenant and do everything possible to collect the rent. If they don’t pay, we’ll send the required notices and work with our attorney to file the eviction. We will manage the process from start to finish and send you updates along the way.  

The initial term is 60 days, after which it renews on a month-to-month basis. We don’t believe in trapping owners into long-term agreements.

If our service isn’t meeting your expectations, you should be able to fire us at any time without paying termination fees.

Our management process is designed to let you be completely hands-off with day-to-day operations. Other than reviewing your monthly report, you’ll only need to get involved if issues arise that require your approval, such as approving the purchase of a new refrigerator.

Yes, but only if the market supports a rent increase. Before sending a renewal offer to a tenant, we do a rent evaluation to determine if the rent should be increased or renewed at the current rate. We believe that the market should be the determining factor when setting rent. Our goal is the owner’s income.

Our goal is to inspect each property twice a year. We inspect at the halfway point of a lease and before offering the tenant a lease renewal. We want to make sure the tenant is taking care of your property.
