You can view our available rental properties right here on the website, and each listing includes a “Apply Now” button. Simply click that button to complete the entire application process online.
We charge a $50 fee per application to cover the cost of running background and credit checks. Please note that everyone 18 years and older will need to fill out an application.
In addition to filling out the application, you’ll need to upload a copy of your driver’s license and proof of income. Instructions for uploading the required documents will be provided in the online application.
Income
The income of the lease signer(s) must be equal to or exceed three (3) times the monthly rent of the unit for which application is being made. In the case of Tax Credit properties, income cannot exceed the maximum allowed per household.
Employment
The lease signer(s) must verify that they have been employed by their current employer(s) for at least six (6) months and must provide copies of the three most recent paycheck stubs. The following alternative sources of permanent income are acceptable if verified: employer pensions, government entitlements (e.g., Social Security, disability), and court-mandated payments (e.g., child support).
Credit
All current accounts must be in good standing. Undischarged bankruptcies will result in a denial of an application. Multiple delinquent accounts or judgments in the past three (3) years may also be cause for denial of an application. Delinquent medical and educational accounts will be ignored.
Rental History
Lease signer(s) must have six (6) months of verifiable rental history (or mortgage history), no evictions in the past two (2) years, and no outstanding debts to landlords. Landlord references must be provided.
Conditional Approval
If an applicant fails to meet any of the foregoing standards, we may choose to approve the application contingent upon either (1) payment of a double security deposit or (2) the addition of a lease guarantor to the lease. Note: a lease guarantor must complete an application, pay an application fee, and have income of at least 6 times the monthly rent for the desired unit.
Criminal History
Convictions for any of the following may result in the denial of an application: sexual crimes; crimes of violence; theft, vandalism, or other property crimes; drug-related crimes.
Other Requirements
The application form must be completed in detail and signed by the applicant(s), and the application fee must be paid before an application will be processed.
Anyone 18 years of age or older who will be a resident must pay an application fee, undergo a credit and criminal background check, and be a signer on the lease. Occupants under 18 will not be lease signers but must be listed as occupants on the lease.
Each applicant 18 years of age and older must present a government-issued photo identification. U.S. citizenship is not required, but proof of legal residence is.
Unfortunately, we’re unable to give a definitive answer, as many variables will go into our decision. These variables include:
- How long ago did the foreclosure or bankruptcy take place
- Your credit history before the foreclosure or bankruptcy
- Your credit history since the foreclosure or bankruptcy
- Your income
- Your employment history
- Your rental history.
It typically takes us 1 to 2 business days to process an application that is filled out completely and includes the required documents.
However, it can be delayed if employers and previous landlords do not respond in a timely manner with the required verification.
You can help avoid delays by ensuring the application is filled out completely and correctly. Include all required documents, such as IDs and pay stubs, and verify that the contact information for employers and previous landlords is correct.
A cosigner is someone who signs the lease alongside the tenant but doesn’t actually live at the property.
They’re essentially vouching for the tenant financially; if rent doesn’t get paid or there’s damage beyond the security deposit, the cosigner is responsible for covering those costs.
We typically require a cosigner when an applicant doesn’t quite meet our income or credit requirements on their own. Cosigners are very common with students.
Some rentals allow pets with certain restrictions, and others do not. Each rental listing on our site will indicate whether pets are allowed.
In general, no, but it can vary by property. The most common exception is water being included in some multi-family properties because the units share a meter.
The rental listings on our website will list if any utilities are included.
